Houses at the top end of this street have good views of the ocean, and are priced accordingly. This property is actually closer to the beach without the Premium price tag. It sits just 2 kilometres door to sand from Caloundra's best beach (Dickey Beach), or if you prefer 2 kilometres door to the bar of the Surf Club! Good meals, good price!
There's not one but 2 different bus routes run past the property, and will connect you to all the major areas on the coast including the Sunshine Coast University, the massive Sunshine Coast Hospital district, etc.
A group of shops sit across the street with a Hot Food takeaway shop, Foodworks mini-supermarket, LiquorLand store and 2 other businesses. For major supermarkets there are 2 Woolworths, a Coles, and 2 ALDI's all less then 5 minutes away.
There are 5 different schools all within a kilometre or so: Meridan Plains, Talara, Currimundi, Caloundra Primary and Caloundra High. The nearest Child Care centre is about 100 metres away with at least 3 others nearby.
There's a solar hot water system with twin collector panels (electric boosted, currently connected to night rate / off peak power), and a good sized storage tank. There is also a 5kW Solar Electric system installed, which means that between these the entire north facing half of the roof is covered with panels, keeping the sun off the roof and further cooling the temperatures in summer, with a whirly bird extractor also on the roof and reverse cycle air con installed in the main Lounge/Dining/Kitchen open plan area, plus in the master bedroom. All 3 bedrooms also have ceiling fans.
Sounds great, and it is - but the property does have problems. A back injury and 2 periods of unemployment in the last decade or so mean that maintenance has suffered. The interior could use a repaint, you'll probably replace the carpets and curtains, etc. BUT .... I've factored the price accordingly. I can't find any house in this suburb that has sold since January 2015 (almost 2 years ago!) for less than $395,000 so that's where I've set the price.
Whether you're willing to do the work yourself to keep costs down, or can afford to pay others to do it for you, you will get a bargain home / rental property / salable asset in a desirable suburb with everything going for it
